A conventional tank water heater typically runs eight to twelve years, and a tankless unit often stretches well past that. Nothing about those numbers is fixed. Water hardness, the condition of the sacrificial anode rod, and whether anybody ever flushes the tank matter far more than the brand on the label.

What actually wears a tank heater out

Inside a steel tank, hot water plus dissolved minerals equals corrosion. Manufacturers answer that by lining the tank with glass and hanging a sacrificial anode rod down the middle, usually magnesium or aluminum. The rod corrodes on purpose so the steel is spared. Once the rod is consumed and nobody swaps it, the tank itself becomes the thing being eaten, and a shell rusted through is not repairable.

Sediment is the second process. Calcium and magnesium fall out of the water and settle across the bottom of the tank, which on a gas model is precisely where the burner fires. That crust insulates the water from the flame, so the burner runs longer, the steel above it overheats, and the tank cycles through more thermal stress. On an electric model the sediment buries the lower heating element instead and cooks it out early.

Tankless heaters sidestep tank corrosion entirely, which is where their reputation for longevity comes from. They simply relocate the problem into the heat exchanger, where scale narrows the passages that water has to move through.

Signs the end is close

  1. Rusty or metallic hot water. If the discoloration shows up only on the hot side, suspect the tank lining rather than the supply pipes.
  2. Rumbling or popping during heating. That is water flashing to steam underneath a sediment layer, and it means the bottom is caked.
  3. Moisture at the base. Check the fittings and the pressure relief line first. Seepage from the shell itself is terminal.
  4. Hot water running out sooner than it used to. Sediment steals tank volume and an electric unit may be down to one working element.

How to find your heater’s real age

The rating plate on the side carries the model and serial number. Most manufacturers encode the build date inside that serial, and the scheme differs by brand, so look up your own brand’s serial format on its support site instead of guessing from the install date. Warranty length printed there is also a rough signal of how the unit was built, since longer warranties usually come with a beefier anode.

The maintenance that buys years is unglamorous: drain a few gallons off the bottom on a regular schedule to carry sediment out, exercise the temperature and pressure relief valve, and pull the anode rod for a look before it disappears entirely. If the plumbing includes a backflow preventer or pressure reducing valve, confirm there is a working expansion tank, because a closed system with nowhere for heated water to expand quietly hammers the heater every cycle.
